The amount of planning and design shall be offsetted or free of charge if we are the winning bidders for construction phase.

As a general contractor and builder, the company takes full responsibility for the overall operations of the project construction; this includes provision of all the materials, labor, equipment and other services necessary for the project completion. The company guarantees that our skilled and professional team shall guide our clients in every aspect
of the project development from its conceptualization up to the construction phase. We shall be assigning professionals such as engineers or architect to supervise the progress
of work and to assist the client with their transaction concerns.

Our company secures a one (1) year warranty of all defects due to faulty works.

SCOPE OF WORKS

Lagman-Garcia Incorporated also provides permit facilitation services. Our service includes the preparation and compilation of all building permit requirements, such as the complete set of architectural, structural, electrical, and plumbing plans, specifications, bill of materials, and other building permit requirements.

The cost is determined according to the location of the property.

There are also two terms:

  • 1st Payment – Reimbursable based on municipal official receipt
  • 2nd Payment – LGI Facilitation Fee (includes the fee of transportation, notary, photocopy, etc.)

SELLING ASSISTANCE

What we offer in selling assistance?

A trustworthy, relaxed and complete transparent transaction; to keep you away from the hectic work of finding a potential buyer, negotiate and to finalize.

Client representing service

The selling assistance charges would be Five (5%) percent  of the finalized property value.

– Legal Scrutiny Report

Scrutiny of property papers like Sale Deed, Transfer Certificate Title,
Encumbrance Certificates, Tax Paid Receipts, various clearances, Court clearances, etc. to find out the ownership and marketability of the property.

This legal verification will be done by an experience paralegal on request of the client and fees for the legal advice and documentation will be separate.

Assistance with Bank Loan

If you are going in for a bank loan, we can provide you with information and contacts of different banks for you to make the right choice and will assist you completely in the process.

– Post Purchase & Delivery Assistance

We will also assist in obtaining Encumbrance certificate, Transfer Certificate Title, and payment of property tax after registration.

Property Assessment Report

A physical visit to the property to assess the locational advantages and other associated factors like proximity to utilities, hospitals, schools, etc. shall be undertaken. An assessment report will be prepared after the visit. The report will contain the below items:

  • Approachability to the property
  • Location and its pros/cons
  • Details about the building & facilities available in the property
  • Status of the construction if the building is still under construction
  • Detail about the age of the property if it is a resale property.

1. Every week we will highlight 2 to 3 properties that meets your requirements and give a detailed report on the same inclusive of photographs, our assessment of the project or property, resale property, builders name and entire details etc.
2. We will shortlist properties amount mentioned above and arrange site visit on weekly basis, specially on weekends up to your comport level.
3. On Finalization, handle negotiations and paperwork.


RENTAL ASSISTANCE

What we offer in rental assistance?

Rental assistance (Property Management services) formed to cater the needs and to serve Non resident, migrated and overseas worker Filipinos staying outside but has invested here. We take care of your properties in your absence. 

Our rental service is of great advantage for non-resident Filipinos and to people who stay away from their property who need their property to be rented out.

What you will have to do to

Non-Resident and their beneficiaries in the Philippines, also those who require our services are required to post order and/or register to us thus by submitting the details about the property.

PLOT MONITORING

What we offer in plot monitoring?

LGI Property Management offers consistent and customized plot monitoring services, and the best level of personalized service with every visit. Non Resident Filipino (NRF) can
request for this service to take care of their property or assist their elderly parents or busy family.

A notice board can be optionally displayed to warn the trespassers
at extra cost.

Plot Monitoring Services includes:

  • Regular monitoring of plots to ensure that the plot
    is free from encroachment.
  • Regular reporting on the status on the cleanliness of the plots
  • Digital pictures and reports of the plot will be sent
  • Bases on client’s requirement no. of visits/year can be scheduled
  • We will update the status of the plot and warn if we see or anticipate any attempts to encroach
  • Show property to the plots to your relatives who don’t
    even know where it is.



TENANT & MIX PLANNING AND MANAGEMENT

Tenant Management is another service line which cater there need to management rentals, and other maintenance related to the property. Non-Resident and other people staying away from their property can be benefited by this service.

Non Resident and their beneficiaries, also those who require our service are required to post order and/or register to us thus by submitting the details about the property.

What we do as we get your order?

1. Rental assistance (if the property is vacant)
2. Communications with the tenants-

On your behalf, LGI’s executive will explain the legal issues
and responsibilities to your tenant(s).

The following items will be discussed with the tenant(s):

  • Rent issues – Amount of rent, payment date, escalation
    in rent as per contract, advance
  • Rent and any other payments
  • Duration of lease contract
  • Areas of property that can be used and those that is out  bound
  • Regular maintenance of property interior and exterior
  • Terms and conditions about the repairs and maintenance in the contract
  • Any other legal clauses in the lease contract that need to be explained
  • To understand the terms and conditions of your lease contract
    (if already existing), we would require a copy of the rental agreement with your tenant.

Charges will be Ten (10) percent of the annual
rental value of the property.

3. Regular Property Inspection

A periodic property inspection shall be conducted by LGI’s team to check the condition of the property. Such inspection would include both the interiors and exteriors of the property. Exterior checks will be done on monthly basis by our Executive at the time of rent collection. An Interior check will be done once every quarter by a manager and the property Inspection report will be mailed across to you.

4. Assist in Inventory Check while giving possession and vacating

Inventory checks will be made at the time of entry of the tenant into your property. if there is an existing tenant, we can conduct inventory check at the time of quarterly inspection. A complete check of inventory will be done, when the tenant is vacating the property and a detailed list of all assets and their conditions will be made. It will compared against the inventory list annexed to the rental agreement and appropriate suggestions will be given to you based on the Terms and Conditions of the rental agreement.

5. Assist in Payment of Bills

All the details about the utility bill payments like Property Tax, Water, Electricity, etc. will be maintained in our database and a request note for the payments will be sent to you well before the final payment date. After the receipt of payments, it will be paid to the concerned. Receipts will be maintained in your case file and can also be sent to you on request.

6. Assist in Repairs and Maintaining

Tenants can get in touch with us for all major maintenance work (they are expected to do minor work and bear the cost of consumables required for upkeep of the property). Upon request for maintenance work by tenants, a physical visit will be made to assess the work requirement within a reasonable time.

After the study, our team shall create a proposal to the client showing the plan and design of the project along with its budgetary cost estimates. With these documents, the client could further gather information about his/her proposed project.
